Nine two-bed homes have been designed by Rogers Stirk Harbour + Partners
Plans to build a pilot modular housing scheme in Cardiff designed by Rogers Stirk Harbour + Partners have been given the go-ahead.
The Crofts Street project featuring nine two-bedroom homes will be built on the site of a former laboratory by Wates Residential and Homeshell, a joint venture between Rogers Stirk Harbour + Partners and consultant Aecom.
The modular houses will be constructed using steel frames at Aecom’s offsite factory in Tuxford, Nottinghamshire and construction time is expected to be seven weeks, versus 27 weeks using tradiotnal methods.
The residential scheme, which will be let at council rent levels, is part of the “Cardiff Living” partnership between Wates Residential and Cardiff council.
The local authority said it planned to build 2,000 new council homes, 600 of which would be delivered by the “Cardiff Living” venture.
Forty percent of the total homes will be offered via a combination of council rent and shared ownership.
Edward Rees, regional director for Wates Residential, said the Crofts Street scheme’s modular design would increase energy efficiency and shorten the firm’s time on site, reducing emissions and disruption for existing residents.
“This is just one of the ways innovative solutions can help tackle growing demand for housing and we look forward to working with the council to deliver more homes over the coming months and years,” he added.
Construction work on the scheme is expected to take place next year.
Rogers Stirk Harbour + Partners also designed the “Place” scheme in Lewisham, south-east London (pictured).
Place/Ladywell, built on the site of a demolished swimming baths complex, is a housing scheme providing 24 two-bedroom homes for homeless families previously living in poor quality temporary accommodation.
The buildings, erected in 2016, had planning for four years and will be dismantled next year.
