400 homes set for site on the banks of the Tyne

South Tyneside council has launched another search for a contractor to build more than 400 homes in South Shields, a quarter of which will be affordable units, as part of a £200m redevelopment scheme.

The site at Holborn, a former industrial area, has been earmarked for development for more than two years as part of a wider project to regenerate a 30-acre area including the local dockside.

The council had sought a developer partner in 2017 to bring forward a mixed-use scheme for the whole site, which at the time was in public and private ownership, and had hoped to start construction on the scheme this year.

However the council said the market response “did not provide value for money and therefore [we] did not appoint a development partner at that point”.

The council has subsequently acquired the whole site and the new procurement process will reflect our refined plans and delivery strategy for the site which have been further developed since 2017.

It now hopes to appoint a housing contractor by the end of this year and a remediation soon after, in order to start work on site next year.

South Tyneside council leader Iain Malcolm said: “We are going to the market for a housing partner and, swiftly after, a remediation contractor, to maximise the potential of this unique site and deliver a striking, high-quality offer.

“Together, they will help inform the remediation works and refine the final designs for the site.”

The council said that “a comprehensive remediation strategy is in development to de-risk the site given its long industrial heritage”.
