Project will see ‘outdated’ local leisure facilities replaced

Regal has submitted plans to transform an 11-acre brownfield site in north London into a neighbourhood of more than 1,500 homes. 

The developer bought the Great North Leisure Park in Finchley, Barnet, in March 2023 and its proposals for the site follow a successful planning submission for the redevelopment of Lodge Lane Car Park, less than two kilometres to the north.

More than 80% of the land at Great North Leisure Park is covered in hardstanding and the leisure centre and lido have been deemed unfit for purpose by the council. 

Under Regal’s mixed-tenure proposals, 23% of the homes will be for affordable tenures. The scheme will also include nearly 28,000 sq ft of commercial space and a new leisure centre, which will include an outdoor lido.

The developer has committed to deliver new green spaces and public gardens to replace what it calls the current “car-centric layout”, promising improved links to the Glebelands Open Space, a local nature reserve.

“Currently, the area is dominated by cars, so it feels unwelcoming and inaccessible to pedestrians. Our proposals will create a new neighbourhood, delivering new homes, a new leisure centre and new public spaces, truly putting this corner of Finchley on the map.”
