67,000-home association to deliver three-block ‘low-carbon’ development
Peabody has been granted planning permission for a 564-home development in west London.
The 67,000-home housing association has been given the go-ahead for The Green project in Southall, which it is developing as part of a partnership agreement with Ealing Council.
The project, which will be designed by architects Hunters, includes 564 homes in three blocks. Around 50% of the homes will be for affordable tenures, including 157 for London Affordable Rent and 112 for shared ownership.
The homes have been described by Peabody as “low carbon” with the development achieving an overall reduction in CO2 emissions of at least 65.33%, according to planning papers.

Heating will be provided through a communal site-wide heat distribution network via a ground source heat pump while photovoltaic panels with a combined capacity of at 237kwp will be installed.
The development will also include new public spaces.
Simon Barry, regional development director at Peabody, said: “We are looking forward to continue working with Ealing Council, the local businesses, community groups and local residents to transform the town centre at The Green.”
Peabody is planning to merge with fellow G15 housing association Catalyst next April to create a 104,000-home association. New chief executive Ian McDermott told Housing Today this week that the move will enable the organisations to maintain their joint 3,000 homes a year pipeline while dealing with the “headwinds” of building safety, decarbonisation costs and inflation.
