Homes were developed by JV of Countryside and RP’s development arm

A joint venture between Vistry subsidiary Countryside and Notting Hill Developments has completed a forward sale of 285 affordable homes in east London to the latter’s parent group.

The 67,000-home housing association Notting Hill Genesis has agreed to buy the units at Fresh Wharf in Barking.

The homes, which will all be offered for social rent, form the final phase of Fresh Wharf, a 911-home mixed-use regeneration scheme developed by the JV.

Previously an industrial site, Fresh Wharf spans 10 acres along the River Roding, near Barking town centre.

The new residential neighbourhood is expected to be completed in 2027, with 532 homes already completed in the first phase.

Kevin Delve, managing director in east London for Vistry, which owns Countryside, said: “Forward selling the final phase of Fresh Wharf to Notting Hill Genesis means we can provide additional affordable homes and exceed the affordable housing requirements for the wider site.

“Working closely with Notting Hill Developments, we are proud to have transformed this brownfield site into a landmark residential development, offering residents a vibrant riverside community with excellent connectivity to the city.”

Matthew Cornwall Jones, chief homes officer at Notting Hill Genesis added: “We’re delighted that the final phase of construction is underway at Fresh Wharf which’ll bring much needed affordable housing to the area.

“We’re so proud of this development, which has involved converting originally private sale homes into social rent.

“Thank you to both Vistry and the GLA for their support into bringing the development to life.”
