Build-to-rent specialist gets approval for redevelopment of trading estate

Moda Living has won planning permission for an 824-unit scheme on the site of the Sackville trading estate in Hove.

The scheme will see the build-to-rent specialist develop 564 homes for rent and a further 260 for later living, plus public gardens, 50,000 sq ft of office space and a “village hall”. Construction is expected to start at some point next year.

Following discussion with Brighton and Hove council the developer changed the application, increasing the proportion of family homes and offering 10% as affordable housing. The scheme will also fund a contribution of more than £10m for local infrastructure.

James Blakey, planning director at Moda Living, said: “We are absolutely delighted that Brighton and Hove have put their faith in our exciting vision for the regeneration of the Sackville estate.

Local MP Peter Kyle said he had worked with Moda and the local community to improve the development. He added: “Hove is not going to get better than this from a private site, and I’m over-the-moon that, although the district valuer said Moda didn’t have to include any affordable housing, there will be 10% included in the scheme”.

Moda, backed by funder Apache Captial, claims to have £850m of rental-only schemes under construction in the UK.
