The developer has bought a 1.7acre-site in Watford Hertfordshire  

McLaren Living has exchanged contracts on Watford Police Station and Magistrates Court from Hertfordshire Police with the sale expected to complete later in December.

The build-to-rent and co-living developer is working with architects PRP with the aim of transforming the 1.7-actre site.

How the scheme is expected to look

It plans to submit proposals for 300 build-to-rent homes and 300,000sq ft of commercial space to Watford Borough Council in early 2024.

Hertfordshire Constabulary is in the process of vacating the site on Clarendon Road located approximately 150m from Watford Junction Station.

Decommissioning works are expected to be completed within the first six months of next year.

“We’re really excited to have acquired such a great site [in Watford] close to local amenities and with excellent connections to London,” Matthew Biddle, managing director of McLaren Living, said.

“We’re looking forward to working with Watford Borough Council and the local community on our plans for Clarendon Road.”

The site was earmarked for development in Watford Borough Council’s adopted local plan.

Plans will include a new public park and will retain existing trees along Clarendon Road.

David Lloyd, the Police and Crime Commissioner for Hertfordshire, described the old police station as “no longer fit for purpose.”

He said: “I am pleased to see this conditional sale has exchanged, and once completed will generate additional funding for the constabulary.”

The officers will move to a new police station on George Street when the sale completes.

Founded in 2020, McLaren Living has a development pipeline of 5,500 homes.
