Around 35% of the 450 planned homes will be affordable

Lambeth Council is looking for a single development partner to build up to 450 homes across six sites.

Denby Court is set to have 141 new homes 

The combined portfolio, which is called New Homes 6 (NH6) and will have a gross development value of £250m, will be made up of at least 35% affordable housing. The council expects on-site work for around 150 affordable units to start by 2030, of which at least 70% will be for social rent.

Four of the six sites are located between the London Eye and The Oval, with one near Larkhall Park and another near Brockwell Park.

NH6 was created as part of Lambeth’s New Homes Programme. Launched in March, the programme aims to deliver a minimum of 500 new affordable homes on council-owned land by 2030.

Danny Adilypour, tdeputy leader and cabinet member for housing, investment and new homes at Lambeth Council, said: “As the temporary accommodation crisis continues, with 5,000 households in often sub-standard temporary accommodation and more than 40,000 people on Lambeth’s housing waiting list, coupled with difficult financial circumstances, we need to act more urgently through the most effective way to help us deliver new housing.”

The deadline for submission of initial tenders is 22 April 2025, with the preferred partner expected to be chosen by November 2025. The partnership will be advertised through the Find a Tender Service portal.  Property consultancy Montagu Evans is advising Lambeth Council on the procurement.
