New scheme will see the demolition of the Arthur Street estate in Erith

Bexley council has given a resolution to grant planning to proposals which will see a rundown 1960s housing estate in the south east London borough torn down and replaced with 320 new homes.

The JTP-designed masterplan, developed in collaboration with the local authority, envisages a number of new buildings ranging from three to nine storeys replacing the Arthur Street estate in Erith.

The original estate, which comprised three 13-storey towers and a number of low-rise buildings, was said by JTP to have “fallen into a poor state of repair and failed to meet modern standards”.

Homes to be delivered by Wates and housing association group Orbit will range from one-bedroom apartments to three-bedroom houses, of which 80% will be offered across affordable rent and shared ownership.

Glen Roberts, operations director for Wates Residential, said the project would deliver “much-need, high quality new homes for local people while bringing further economic and social value to Erith”.

JTP said work on site would start “immediately” and construction was expected to be finished in 2022.

According to JTP the project is 38% London affordable rent, 24% shared ownership, 20% private sale and 18% London living rent.

A decision on right to return has yet to be decided but JTP said  a “significant number” of residents had been rehoused immediately across the road at Orbit’s Erith Park development as part of the regeneration of the former Larner Road estate.
