Co-living development to deliver 277 units as well as public amenities
The City of London has approved plans for an office-to-residential conversion scheme which would deliver 277 co-living homes in Aldgate.
Developed by HUB and Bridges Fund Management, the Assemblies scheme at 150 Minories, which was approved under delegated powers, will also provide shared amenity spaces on the ground floor which will be accessible to residents and the wider public.
These include a pocket park, health hub, co-working space and cafe, as well as a new public pedestrian route through the building.
Morris + Company designed the scheme, which will involve repurposing the existing building to achieve an embodied carbon impact that the developer claims would be a 64.5% improvement on the Greater London Authority minimum benchmark.
The rooftop and rear of the building will be extended and a high-performance facade added to increase operational energy efficiency.
HUB and Bridges acquired the site in 2023 for £39m.
Last year, the pair gained planning approval for Cornerstone, a 174-home co-living scheme and office conversion on Beech Street in the City of London, adjacent to the Barbican.
Damien Sharkey, managing director at HUB, said: “To have our plans for Assemblies approved, closely following the approval of our Cornerstone development, is testament to the benefits that shared living homes can bring to the City of London.
”We believe that well-located, professionally managed next generation co-living homes with exceptional public-facing amenity will appeal to those already working in the area while delivering added benefits to the local community.”
