Nearly one-third of the 320 new homes being built will be affordable, says architect
Plans by leading architect HTA Design to overhaul the old Yorke Drive Estate in Newark and build 320 new homes on the near-16ha have been approved by the local council.
Built in the 1960s, the fabric of the estate has diminished over the years, as has its reputation, but HTA’s masterplan, developed through what the firm called “comprehensive public consultation”, is hoped to transform its fortunes.
Designs approved by Newark and Sherwood district council, involved the partial demolition and rebuilding of some of the estate’s houses.
Existing tenants who want to return to the estate will be rehoused in some of the new homes, 30% of which will be affordable.
Work on the development, a start date for which has yet to be announced, will also see homes built on “under-used” land near to local playing fields.
Simon Bayliss, HTA’s managing director, said the approved project would offer better facilities, an improved landscape, safer streets “and, crucially, significant numbers of new homes for the local community”.
The revamped estate will feature a new park offering sports and leisure facilities as well as a new main access route.
Among schemes being developed by HTA, whose chair is current RIBA president Ben Derbyshire, are a residential tower block known as 101 George Street in Croydon, south London, which will be the world’s tallest modular building, and Greenford in Ealing, west London, which will deliver near 2,000 new build-to-rent homes.
HTA was appointed to develop the Yorke Drive masterplan by consultant Campbell Tickell, which was working for Newark and Sherwood district council.
