Housebuilder and association will construct 753 homes on the Douglas Bader Park site in Barnet
The Hill Group has secured planning permission to regenerate the 1970s Douglas Bader Park Estate in Barnet, north London, and build 753 homes.
Construction is to be carried out on the Colindale site with housing association Home Group - which owns and runs the existing estate - and will take place in three phases.
Of the total number of homes, 272 will be affordable and 481 homes for private sale.
The 10-year regeneration project will start “imminently” with the delivery of the first phase of 38 affordable homes.
Hill and Home agreed a joint venture to build the homes in spring last year.
Andy Hill, group chief executive of The Hill Group, which reported a record turnover this year, said: “As one of the schemes to be balloted under Mayor Sadiq Khan’s mandate to allow residents a vote on estate regeneration, achieving planning success for the Douglas Bader Park estate is a significant achievement.
“We will utilise our extensive experience in regeneration, and continue to work closely with current and future residents, to deliver an exemplar development.”
It has been designed by architects Levitt Bernstein, will stretch across the 3.9 hectare site and include a play area, expansive lawns and a central courtyard.
All current residential units on site will be demolished. The affordable homes will be delivered as part of the first two phases and iinclude houses, maisonettes and flats.
Twenty per cent of all parking spaces will be provided as electric vehicle charging points and all homes will have photovoltaic panels as well as air source heat pumps.
Will Gardner, executive director of development at Home Group, said: “Having listened and consulted with customers throughout the planning process we can be confident that this development has the full backing of the local community. We will engage throughout the lifetime of the development to ensure the regeneration of Douglas Bader Park benefits everybody.”
