Scheme includes affordable homes and retirement village
Housebuilder Hill Group has acquired 71 acres of land with outline planning permission in south-east Buckinghamshire.
The former golf club site in Little Chalfont has a masterplan which includes up to 380 private sale and affordable homes, as well as a primary school, retirement village and care home.
It also includes sports facilities, a community centre, a health surgery and a convenience store.
The scheme will also be gas free and feature air-source heat pumps, photovoltaics on roofs and electric vehicle charging points for all properties.
Roughly 40% of the project (152 homes) will be designated affordable, with 80 for affordable rent, 34 for shared ownership and 38 one-bedroom first homes discounted to 70% of market value. A further 100 homes have been allocated for the retirement village.
Hill has committed to a programme of new tree planting, to preserve local woodlands and create 10 hectares of “suitable alternative natural green space”, including pedestrian and cycle paths.
Andy Hill, group chief executive of Hill Group, said the site offered an opportunity to create “a vibrant, multi-generational village extension with a comprehensive range of essential community services and amenities woven into the fabric of the local area”.

Hill will submit a series of reserved matters planning applications for the development by this autumn, starting on site in the spring of 2025.
The build phase is expected to last six years, with the final completions anticipated to happen by summer 2031.
Hill is already developing two schemes in Buckinghamshire on behalf of the council, which will together deliver more than 177 homes.
