Granton Waterfront’s first redevelopment phase will deliver 847 new homes
Edinburgh Council has approved the first phase of a £1.3bn transformation project in the north of the city.
The Granton Waterfront area will see an initial 847 “net zero ready” homes delivered in partnership with Scottish housebuilder Cruden Homes on the city’s largest brownfield site. The project team is aiming to complete more than 1,200 homes in total.
Located three miles north of the centre on the shores of the Firth of Forth, the new community will comprise 45% affordable housing as well as social rent, mid-market rent and homes for sale.
A primary school, low carbon heat network, commercial units and transport infrastructure will also be built.
Cammy Day, leader of Edinburgh Council, said: “After declaring a housing emergency last year it is vital that much of the housing provided will be affordable.
“Using the latest advances in technology the homes will also be energy efficient keeping bills down for our tenants as well as helping the city to transition to net zero and meet our other climate goals.

“This £1.3bn project is the largest regeneration scheme of its kind in Scotland.”
Arup and AECOM were brought on board to oversee the scheme’s engineering. Its development framework was completed in December 2019 and created in collaboration with public sector partners, including National Galleries of Scotland, Architecture and Design Scotland, and Scottish government partners.
Meanwhile, the project’s learning partner, Edinburgh College, is developing a Construction Centre of Excellence on its Granton campus.
Work is expected to start in 2025, with the scheme’s first stage completed in 2032.
