Develop Warwickshire, a joint venture between house-builder Vistry, Warwickshire Property & Development Group and Warwickshire County Council has received planning approval for the first phase of its Top Farm scheme in Weddington.

The scheme, designed by architects BHB, will also see the establishment of a northern link road, an access road from the east and open spaces in the Top Farm site, where two-, three-, and four-bedroom houses and bungalows will be built. The final fully mixed-tenure community off Higham Lane is also set to have a primary school, secondary school and local centre.

Full outline approval for the 1,700-home project was granted in January ahead of the latest detailed approval of the first phase.

Develop Warwickshire has committed a total of £2.5 billion both to building the homes and providing job opportunities for local residents.

The group is keen to promote sustainable practices in the space, incorporating electric vehicle charging points, air source heat pumps and eco-friendly urban drainage systems into the development.

“This marks a significant milestone in our commitment to delivering 2,000 high-quality, affordable homes that enhance communities and meet the diverse housing needs in Warwickshire,” said Phil McHugh, managing director for North West Midlands at Vistry Group

The move comes as Vistry revealed  is on track to deliver almost 2,000 more homes than last year. It also forecast half-year and full-year profit to rise above last year’s results, increasing from pre-tax profit of £305m to £800m operating profit in the medium-term.
