Partnerships housebuilder to finish redevelopment of Waltham Forest’s Marlowe Road estate

Countryside Partnerships has secured planning permission from Waltham Forest council to build the 258-home third and final phase of the ongoing Marlowe Road estate regeneration project.

The partnership housebuilder, which is now part of Vistry, said the “Feature 17” development will include 65 homes for social rent and a further 47 for other affordable tenures. It has been designed by architects RMA and Stitch.

Countryside’s plans for the third phase of the Marlowe Road estate regeneration

The permission will allow the third phase of works on the Marlowe Road Estate project to commence, with 203 homes built in the first phase – the majority of which were affordable – and 128 delivered in the second. The previous phases have already seen a new library, plaza, district heating network and children’s play are provided.

Countryside said it will plant 134 trees as part of the permission, contributing to the council’s carbon offset fund and providing a 160% biodiversity net gain. The housebuilder said demolition works for this latest phase will start in late April, with the first residents set to move in from Winter 2024.
