Demolition work at estate in Spon End is set to begin this autumn

Coventry City Council has approved plans to demolish three blocks, Trafalgar House, Kerry House and Milestone House in Spon End, with demolition work set to commence in October.

The council approved the application to knock down the empty blocks last week.

Citizen has said it plans to start work on phase one of its redevelopment project at Spon End as soon as the three blocks are demolished. 

Kerry House, Milestone House, and Trafalgar House are included in ‘area one’ of the regeneration project, which is set to be completed by 31 March 2028.

According to documents, work on the project must start by next March if Citizen is to receive funding from Homes England.

Citizen Housing’s £120m redevelopment programme in Spon End was first announced in 2019 and will see 750 new homes delivered by 2032.

The plans to regenerate the existing buildings came after a survey of residents showed many wanted investment in the area to tackle issues like anti-social behavior and fly-tipping, as well as improvements to homes.

As part of the wider redevelopment programme, Citizen will regenerate the following areas:

• Spon Gate House

• Grindlay House / Drinkwater House / George Poole House

• Gardner House / Fennel House / Winslow House / Corrie House and Givens House

• Wellington Gardens / Sherbourne Street and Upper Spon Street (85-99).

In 2020, the 30,000-home social landlord started the rehousing of customers living in Kerry House, Milestone House, and Trafalgar House, consisting of a total of 158 flats, as part of its initial plans.

Citizen said it had been “working closely with our customers in Kerry, Milestone and Trafalgar House to help them with their move to a new home”.

Citizen has said it will submit plans for the wider regeneration of the Spon End area to Coventry City Council between summer and autumn this year.

The second phase of the scheme will see nine buildings rebuilt: Spon Gate House, Grindlay House, Drinkwater House, George Poole House, Gardner House, Fennel House, Winslow House, Corrie House and Givens House.

The third phase will consist of regenerating Wellington Gardens, Sherbourne Street and 85-99 Upper Spon Street.
