Contract to complete Bacton Estate masterplan worth £133m

Camden council is looking for a development partner to carry out the next stage of regeneration on the much-lauded Bacton Estate redevelopment.

The first phase, designed by Karakusevic Carson Architects (KCA) and built by Rydon Construction, won Housing Project of the Year at the 2016 Building Awards and was noted for the close involvement of the tenant and residents association in its development.

The prospective development partner would be expected to complete a new planning amendment application to update the KCA designs in line with legislative requirements.

It would acquire a long leasehold interest in the phase two site and finance and build the scheme before selling the private element.

The 0.9ha site lies beside Wendling Estate and to the north of West Kentish Town Estate – both also subject to regeneration proposals.

The planning permission – first obtained in 2013 and amended for phase two in 2018 – allows for 176 private, 61 social rent and 10 intermediate homes, as well as 260 sq m of commercial space.

Before it was demolished, Bacton Estate had comprised of a series of low-rise perimeter deck access blocks, some of which backed onto the main railway line from St Pancras.

The first phase of development, which was completed in 2017, saw these homes replaced with 46 social rent homes, 20 private homes and one intermediate dwelling.

The contract is suitable for SMEs and is expected to run for four years from June 2023.

Firms have until 28 November to express their interest.
