Cambridgeshire development won’t be ‘just another housing estate’, says scheme’s architect
Outline planning approval is expected to be given to Kennett Garden Village, a development that will see 500 homes built in east Cambridgeshire.
A resolution to grant outline planning was given to the JTP-designed scheme, a community-led initiative by the Kennett Community Land Trust (KCLT) being built on a 40ha site owned by a local farming family.
It was commissioned by Palace Green Homes, an arm’s-length company set up by East Cambridgeshire council.
The development will feature 150 homes destined for affordable rent and shared ownership. There will also be an element of affordable sale through the community land trust, which will sells some homes at a discounted market rate with priority being given to people already living in the local area.
The trust said it would directly own 60 of the low-energy homes for affordable rent/shared ownership to prioritise their allocation to local families on low incomes.
There will also be 25 self-build homes on the scheme.
Clare San Martin, JTP masterplanner, said there was “an overwhelming consensus that ‘this must not be just another housing estate’ and that homes and spaces should have a distinctively rural character.
“To ensure this will be the case all parties have been actively involved in preparing a design code based on garden city principles which details the character of spaces, built form and materials.
“The KCLT has taken its future management role very seriously and really drilled down into the detail of the design.”
